DRAFT MINUTES
April 13, 2015

Attendees: Ralph O’Dell – Chair, Ted Mitchell –
Secretary, Roland Carter and Jim Pritchard

1. Call to Order: 6:58 pm

2. Approval of Minutes: March 23, 2015

3. Main Street Buildings Up For Sale:
– When renovated will require compliance with
handicap accessibility regulations.
– Renovations must comply with current building codes.
– Buildings are in Historical District (144 sites within it).
– Desire ground floor to be business with residential above.
Note: Zoning Ordinance must be changed to clarify what
multi-use buildings mean.

4. Downtown Opportunities:
– Discussed Revitalization Potential Tax Map Lots:
U3-83, *U3-94, *U3-88, U3-99, U3-100, U3-123
(*Raze for Elderly Housing)
– Potential Business Use of Available Buildings:
– – Professional Offices, but need adequate Broadband
– – Low use of water and sewer
– Create an information center with public restrooms and
current and historical photos of town/buildings
– Broadway Avenue from Rt 107 to Cram Avenue
– – U1-1: Up For Sale
Use Potential:
+ Incubator (Food Kitchens/Offices/Manufacturing)
+ Specialty Food Co-op
+ NH Artisan’s Products

5. Discussed Education Opportunities:
– Building Construction (OEP), May 2, 2015 – Planning Board
Members will attend Event but may not be able to sit in on
this workshop.
– Keeping Historic Places, April 17, 2015 – No one can attend

6. Zoning Board Work Sessions:
– Creating 2 Suburban Districts: 1 where there is water/sewer
and a second where there is no water/sewer
– Redefining Definitions in Zoning Ordinance
– Problem:
– – Work is beyond statutory regulations for Zoning Board
(Unlawful)
– – Misrepresented Central NH Regional Planning
Commission’s support of their efforts
– – Misrepresented Master Plan Committee support of their
Efforts
