NEW BUSINESS

Progress Report- Complaint about Bed Bugs at 16 Elm St. Complain came in on Friday, met with tenants on Saturday. Gave 5 days to owner to have problem resolved.

20-25 units a week inspected. Working on July 2013.

Acting inspector seeking to send a request letter to landlords of contact names, phones, total units to keep updated for contact.

Acting Inspector states he has had several request for single family unit inspections. His concern this will take too much time on his Acting Basis. A suggestion was to send a letter to all title transfers this year. This will let the new owners know the HSA rules. This would be a project for the spring of 2014.

Looking to clean the files for year end, and get all inspections completed.

Acting Inspector and HSA chair were able to get ahold of a property that was past due. The Acting Inspector and the HSA chair are working on getting this property up to date.

A discussion on self-certifying post inspection. The purpose is to show the inspector that any deficiencies are corrected. If an obvious life safety/ hazard, a re-inspection will be triggered. When landlords give documentation of corrections, the documentation should have letterhead or receipt of the licensed repair person, respectfully. Receipt on all repairs were a license is required (Gas, Plumbing, and Electrical)

Several complaints of bed bugs in the recent months. One was a suspected ploy on the tenants end to miss payment to the landlord. The property was found bed bug free after investigation. The other property was found to have bed bugs, and the HSA and property owner are working to resolve the problem.

When a complaint of bed bugs are given, the HSA inspector gives the complainant a hand out on bed bugs. When a complaint is given a written statement must be supplied for HSA to act.

A suggestion was made to post all info on bed bugs on the HSA website.

A question on mobile home property. The Building Inspector was working on a list to give to HSA.

OLD BUSINESS

Some more discussion on the posting of the inspector. A question on certification was mentioned. The board decided not to post on the job ad, as certification must be obtained within 6 months of hire.

Post job ads, online, Suncook Sun, and Post Office.
